The Selling and Letting process

If you have not sold or let a house before it can be a daunting process, our aim is to simplify that for you and below we offer a step-by-step guide explaining the various stages and procedures.

The Valuation

The most important part of any sale or let is the valuation, some may give you an opinion, and we’ll provide you with an accurate valuation of your property and advice on an appropriate asking price. Others may over value your property, which leads to its own problems. Our valuations are free and with no obligation.
The same agent will carry out the valuation, create the schedules, measure up your property and take the photographs, so who better than to sell your home.


We shall agree an appropriate marketing strategy with you, offering a range of options tailored to achieve your sale objectives. As a minimum our marketing of your property will include the siting of a For Sale board (although this is not compulsory), the preparation of quality colour sales brochures and the display of your property in our newly refurbished prominent High Street office, in the window and on our website, and other major portals. We would also recommend placing your property within the Thornbury Gazette in our fortnightly section. Once your property is on the market either to sell or let, we’ll continue to deal with the marketing of your property in a proactive manner, contacting you on a regular basis with all developments, such as interest and feedback from the property launch and feedback following viewings. By monitoring the levels of interest we can give ongoing honest advice and support which will lead to finding you the perfect buyer or tenant.


One thing we carry out as standard is 100% accompanied viewings of your property, we take the stress and anxiety away and after all, we are selling the property for you, so why should you have to do the selling! The viewing process is so important; we gather information from buyers and soon have a feel if there is a problem with selling. We can also instruct you with ways to improve the sale of your house to achieve the best price and ways to present for potential buyers.

The Process

If you are buying the first stage in the process is to “note your interest”. In effect this means that you will be given the opportunity to make an offer for a property, we shall negotiate for our clients in an open and transparent fashion. We will work hard to achieve the best possible price that the current property market commands, whether that be in sales or lettings.
